Topping-out ceremony for Fröbelhöfe I in Dresden

Just nine months after construction began, the topping-out ceremony for Fröbelhöfe I was celebrated in Dresden-Friedrichstadt. Eight apartment buildings with a total of 99 units—ranging from compact two-room apartments to spacious five-room apartments—are being built on Fröbelstraße and Löbtauer Straße. The project thus makes an important contribution to the urgently needed housing in Dresden.

Fröbelhöfe I consists of seven terraced, four- to six-story apartment buildings, as well as a three-story, set-back rear building. All buildings are connected via a shared underground parking garage. The L-shaped development extends approximately 85 meters along Löbtauer Straße and approximately 90 meters along Fröbelstraße.

In terms of structural design, the project combines cost-effective solid construction with a sophisticated building structure. The primary structural elements are constructed of reinforced concrete and masonry. The basement with underground parking is built as a waterproof “white tank” structure. Exterior walls and floors will be constructed in part using semi-precast elements, while load-bearing interior walls and wall beams will be constructed using cast-in-place concrete. The building will be constructed without expansion joints.

The foundation consists primarily of a reinforced floor slab, supplemented by strip foundations at the ends of the L-shaped building. The floor slabs are designed as beamless, biaxially prestressed reinforced concrete slabs. A particular structural challenge is the set-back Building 8: Its loads are transferred via a girder grid in the underground parking garage ceiling and transferred to the ground through columns and the foundation slab.

Not far from there, the next residential construction project—Fröbelhöfen II at the corner of Wölfnitzstraße and Flosshofstraße—is already underway, with approximately 60 apartments planned. MVD is currently working on service phases 4 and 5. Construction is expected to begin in late 2026.
